1About Damnek

Damnek (damnek.com) is a property portal for Siem Reap, Cambodia, and a back-office service for the agencies that publish on it. It is operated by Angkor Design, based in Siem Reap.

Damnek does not own, sell or rent the properties listed, does not act as an agent or adviser for any buyer, tenant or owner, and is not a party to any sale, rental or other agreement made through the site. "We", "us" and "Damnek" mean the operator of the service. "Agency" means a company or agent approved to publish on Damnek. "You" means anyone who uses the site.

2Who can use Damnek

You must be at least 18 and able to enter a binding agreement. If you use Damnek for an agency, you confirm you are allowed to act for it.

You are responsible for your account. Keep your Telegram account, or your back-office password, to yourself, and tell us at once if you think someone else has used it.

3Using the site

Browsing listings, guides and agency profiles is free and needs no account. Some features need a Telegram sign-in: unlocking an exact price, chatting with an agency, saving listings and searches, and sending a property request. By using Damnek you agree to:

• give accurate details and use the site only for finding, renting, buying or selling property in good faith;
• not copy the site in bulk, scrape it, or republish exact prices that were unlocked for you;
• not send spam, abuse, threats or false enquiries, and not pretend to be someone else;
• not try to break, probe or overload the site or to reach data that is not yours.

4Listings, prices and photos

Each agency is responsible for the listings it publishes: their accuracy, the right to advertise the property, the price, the photos and the title information. Damnek checks and approves agencies, but we do not inspect properties or verify each statement in a listing.

The price range on a listing is public. The exact price shown after you sign in is the one the agency supplied and may change. Map locations are approximate by design, and the agent shares the exact address when it is appropriate. Title types such as hard title, soft title, strata or LMAP, and whether a foreigner can hold a property, are given by the agency: always check them with a qualified lawyer or the relevant authority before you commit.

Photos marked as a placeholder are not photos of the property. Nothing on Damnek is legal, financial or investment advice.

5Unlocking prices and contacting agencies

When you unlock an exact price, the agency that owns the listing is told that you asked and can see your name, Telegram username and the phone number you verified. Your unlocks and your messages are logged, for you and for the agency, as the record of the enquiry.

An agent acting for a client accepts the co-broke agreement shown when they sign in as an agent. A buyer or tenant is asked only to confirm who they are. Chat on Damnek is between you and the agency; do not send payments or ID documents through it, and never pay a deposit before you have seen the property and the paperwork.

6Property requests and saved searches

If you send a property request, Damnek may forward it to approved agencies that can help, with the details you entered and your Telegram contact. If you save a search with alerts on, we send you a Telegram message when a new listing matches; you can turn it off at any time.

7For agencies: approval and publishing

An agency can publish only after Damnek approves it. Damnek may refuse or withdraw approval, take a listing off the portal, or suspend an agency, for example for false listings, listings the agency has no right to advertise, misuse of leads, or breaking these terms.

When you switch a listing on, you confirm that the details are accurate and that you are allowed to advertise the property. The terms of your plan, with their version, are recorded when you publish. Keep your listings up to date: switch off or archive a listing when it is no longer available.

8Plans, fees and commission

Free plan: the back office is free, with every module and no limits. When a sale or rental closes with a lead that Damnek delivered, the agency pays a co-broke commission on the terms set out in the agreement it accepts and, where applicable, confirmed by us in writing.

Paid plans: a flat monthly fee tiered by the number of published listings. The current packages and prices are shown on the For agencies page, and the price is confirmed with you before a package is switched on. Published listings on a paid plan allow direct contact and carry no commission.

Damnek claims commission only on leads it can show in its own log: an enquiry, a chat or an unlock. Fees are invoiced each month in the back office and paid by KHQR or by transfer to our ABA account, then marked as paid by Damnek. There is no online checkout. We do not cut a service off automatically: we contact you first about an unpaid invoice.

9Reporting deals and co-broke commission

Agencies agree to tell Damnek when a deal closes with a lead that came from Damnek, and to keep accurate records. We may ask for reasonable evidence, such as the date of the agreement and the parties involved, to check a commission claim. Disputes about a commission are first discussed in good faith.

10Your content and photos

You keep the rights in the photos and text you upload. You give Damnek a non-exclusive, worldwide licence to store, resize, watermark and display that content on the site, in search results and in shared links, for as long as the listing is published and for the time we need to keep our records.

You confirm you have the right to publish what you upload and that it does not break anyone else's rights or the law. Damnek resizes photos and adds a watermark to the copies shown on the site; original files are kept private.

11Messages and Telegram

Damnek uses Telegram for sign-in, a one-time phone check, and alerts. Telegram has its own terms and privacy policy, and Damnek is not responsible for Telegram. Chat messages stay inside Damnek. Messages that are abusive, illegal or misleading may be removed and the account restricted.

12Suspension and ending

You may stop using Damnek at any time. Agencies can ask us to close their account. We may restrict, suspend or close an account that breaks these terms or puts others at risk, and we will tell you why where we can.

Damnek does not delete records outright. When something is removed it is archived and hidden, and some records, such as unlock records, chat messages and agreement records, are kept as the proof that agencies and Damnek rely on. See the Privacy page for details.

13Availability, warranties and liability

Damnek is provided "as is" and "as available". We work to keep it running, but we do not promise that it will always be available, error-free or free of harmful components, or that listings are accurate, complete or still available.

To the fullest extent the law allows, Damnek is not liable for any loss that comes from a transaction or agreement you make with an agency, owner or other user; from a listing or message of another user; or for indirect or consequential loss, lost profit or lost opportunity. Where liability cannot be excluded, it is limited to the amount you paid Damnek in the 12 months before the claim, or to the minimum the law requires if that is higher. Nothing in these terms limits liability that cannot lawfully be limited, including for fraud or intentional wrongdoing.

14Intellectual property

The Damnek name, logo, design and software belong to the operator or its licensors. These terms give you the right to use the site as intended, not to copy or reuse it beyond that without our written permission.

15Governing law and disputes

These terms are governed by the laws of the Kingdom of Cambodia. Please contact us first at [email protected] so we can try to resolve a problem together. If that does not work, disputes are decided by the competent courts of Cambodia.

16Changes and contact

We may change these terms as Damnek grows, and we show the date of the latest version below. Agencies are asked to accept a new version when it changes in a way that affects them. If you keep using Damnek after a change, you accept the new terms.
